Test the two bedrooms independently
A two-bedroom layout works well when both rooms have practical proportions, privacy and storage—not only when the living room photographs beautifully. Check bed-wall lengths, wardrobe depth, natural light and how sound may travel from the entrance, lift or living area.
For owner occupation, imagine an ordinary weekday: a guest, a child, remote work or early morning routines. For letting, ask what a future tenant would experience with furniture actually in place.
Separate a view from the living conditions around it
A sea-facing outlook can be valuable, but orientation also changes heat, light and how usable a veranda is through the year. Ask which unit position is shown, whether there are planned buildings nearby, and what shading and glazing are included.
If the residence is still under construction, a site visit and the approved site plan are more useful than making a decision from a drone image alone.
Research rental demand without turning it into a promise
Rental research can help shape a purchase decision, but it is not a guarantee of future income. Compare current advertisements, independently sourced rental evidence and the competing supply that will be delivered in the same period. Furnishing level, parking, view and management all affect the result.
Build a conservative model that includes periods without a tenant, furnishing, maintenance, insurance and management. The result may be less exciting than a headline yield, but it is a better basis for a real purchase.
Confirm the details that affect resale
Before reserving a unit, verify covered internal area, covered and uncovered verandas, parking, storage, energy specification and the target completion terms in the contract. These details are commonly revisited by the next buyer as well.
A good property can still be the wrong unit. Compare the exact floor, orientation and plan—not only the development name.
