More contracts do not mean prices rose by the same amount
These figures measure deposited sales contracts. They do not establish changes in sale prices, rental yields or completed title transfers. A busier market is useful context for a purchase; it does not show whether a particular asking price is fair.
For a Limassol buyer, the practical response is to compare the actual property and transaction terms rather than turn a national activity figure into a price forecast. The steps below are our editorial checklist, not additional findings from the report.
Compare like with like before comparing prices
Start with three genuinely comparable options: similar location, property type, size and completion stage. An off-plan apartment, a completed apartment and a detached villa answer different needs. Comparing their headline prices without those differences can create a misleading impression of value.
Record internal covered area separately from covered verandas and other spaces. Ask each seller to explain the area definitions used in the listing. If you calculate a price per square metre, use the same area basis throughout and label the calculation. A consistent comparison is more useful than a precise-looking number built from incompatible measurements.
Turn the specification into a written comparison
For each shortlisted property, request a dated specification and an itemised explanation of what the quoted price includes. Compare parking, storage, heating and cooling, appliances and communal facilities. Treat an item as unconfirmed when it appears in promotional material but is absent from the written offer.
Build a simple comparison sheet with columns for asking price, included items, completion stage, expected handover, recurring costs, unanswered questions and the date each answer was received. Keep seller statements distinct from independently checked information. This makes it easier to update the shortlist when a price or delivery estimate changes.
Check the transaction, not just the presentation
Before committing, ask an independent Cyprus-qualified lawyer to review the proposed purchase and identify the documents and checks appropriate to that particular property. Ask for a clear written explanation of ownership, permissions, contractual obligations, payment milestones and any outstanding issues.
Request a transaction-specific estimate of taxes, fees and other costs from the relevant qualified advisers. Do not infer a tax treatment from a property category or a market report. This article does not calculate taxes or offer legal advice: the aim is to make missing information visible before a decision.
If rental income matters, separate evidence from assumptions
Ask how any proposed rental estimate was produced: which comparable properties were used, over what period, and whether the figure is gross or net. Put occupancy, management fees, maintenance and other assumed costs into separate lines. An asking rent is not evidence of an achieved annual income.
Run a less favourable scenario alongside the advertised one. A longer vacancy or an unexpected expense should remain visible in the calculation. Do not describe the result as guaranteed income, and do not use the increase in sales contracts as proof of future returns.
A useful next step for Limassol buyers
Choose your intended use first: a home, occasional stays or a rental investment. Then prepare a shortlist with the same comparison fields for every option. The September figures provide context; the shortlist, documents and verified answers support the individual decision.
