Rental values have been moving, but quality is selective
The RICS Cyprus Property Index for Q2 2026 recorded a 4.00% year-on-year increase in office rental values across its Cyprus index and described modest office gains in Limassol. This is evidence of a supportive market direction, not a guarantee that every office will achieve the same rent or fill at the same speed.
The index tracks market rent for defined, monitored profiles. A buyer should therefore assess the building’s actual specification, condition, parking and divisibility before applying any broad market percentage.
Demand is earned through usability
For an owner-occupier, demand may mean the ability to recruit and retain staff in a practical location. For an investor, it means whether a potential tenant can work efficiently on the floor plate and whether the building can adapt as the tenant mix changes.
Ask how many practical workstations, meeting rooms and visitor spaces the building supports. Review the entrance, lift capacity, service areas, cooling, power resilience and highway access at real commuting times. These are the features that turn an office address into a usable workplace.
Read yield with the lease attached
The RICS Q2 2026 report showed an average office yield of 5.63% for Cyprus, little changed from a year earlier. It is a market benchmark, not a return offered by this building. A genuine property yield depends on rent collection, lease duration, incentives, voids, fit-out obligations, operating costs and the buyer’s purchase structure.
If the building is or will be let, request the leases, tenant information, deposits, break rights and service-charge position. If it is vacant, model a realistic letting period and the costs of tenant fit-out before relying on a headline rental figure.
