The latest market signal is positive, not a forecast
The RICS Cyprus Property Index for Q2 2026 reported a 7.36% year-on-year rise in apartment rental values across the Cyprus index. The same report notes that its figures are averages for monitored urban sub-districts and hypothetical property profiles—not a valuation or rent quote for a particular apartment.
That distinction is useful. The index supports the view that apartment rents have been rising at a market level. It does not establish the rent, occupancy or future increase for a two-bedroom apartment in one development.
Why local demand still decides the outcome
A prospective tenant compares an actual home with the alternatives available that month. In Agios Athanasios, that can mean comparing the finished view, furnishing, parking, energy performance, storage, road access and delivery timing—not simply the covered area.
Demand is strongest when the apartment solves a real daily need. Buyers should ask which tenant profile the unit is intended for, then review competing new supply and recent achieved rents with more than one independent local source.
Use a conservative rent model
Start with a realistic monthly rent, then subtract vacancy, furnishing, management, maintenance, insurance and any finance costs. Do not calculate an investment case from the highest advertised asking rent. A steady result that still works after those costs is more useful than an optimistic yield.
The Q2 2026 RICS report placed average apartment yields for Cyprus at 5.51%. This is a broad market benchmark, not a promised return for a Limassol apartment; the report itself explains that it uses monitored, notional property profiles.

- Compare the exact apartment with nearby competing supply.
Price growth and rental growth are separate questions
The Central Bank of Cyprus Q4 2025 residential index recorded annual Limassol apartment-price growth of 9.3%. It is a useful historic indicator of market momentum, but it should not be used as a prediction of the next year’s value.
A sound purchase can benefit from a favourable market, but it should remain viable if growth slows. Buy the right unit at a structure and monthly cost you understand; treat future price and rent movement as upside, not as the foundation of the decision.
