Start with the people who will work there
Write down how much space each team needs. Include meeting rooms, a reception area, storage and somewhere for staff to take a break. If you expect to hire, leave room for that too. An office that fits today can become awkward surprisingly quickly.
Think about how departments work together. Teams that speak throughout the day may want to share a floor. A group handling confidential calls may need quieter rooms. Ask for scaled plans and try a furniture layout before deciding how many desks will fit.
Look beyond the headline square metres
Germasogeia Corporate Prime is advertised with a gross total area of 1,934 m². That figure needs a breakdown: office space, common areas and outdoor areas serve different purposes. A roof garden may be a welcome addition, but you cannot count it as desk space.
Ask for the area schedule alongside the floor plans. Walk through the building with both in hand. Check room proportions, natural light, the position of the lifts and the routes people will use most often. These details are easier to judge on site than from a brochure.
Try the journey your staff will make
The building is in Potamos Germasogeias, around 400 metres from the coast according to the listing. Visit when your team would normally arrive. Drive the approach, look at the entrance and see how easy it is to reach nearby services on foot.
The advertised specification includes 18 parking spaces and four EV charging points. Count the spaces during the visit and ask how they are allocated. Then compare them with your own needs, including clients and visitors. Eighteen spaces will suit some companies better than others.
Work out what happens before moving day
The building is marketed as completed, and the gallery shows actual photographs. You can inspect the space rather than judge it from renders. Bring the person responsible for your office move, or a designer who can help assess the fit-out.
Ask what is already installed and what you will need to add. Furniture, IT, meeting-room equipment and any changes to the layout take time to organise. Get quotes for that work and agree a realistic schedule before setting a moving date. Also ask who will look after the lifts, cooling and other shared systems once you own the building.
Come to the first viewing with a short list
Tell us your team size, preferred moving date and parking requirements. We can then request the plans and arrange a viewing around the questions that matter to you. The published asking price is €8.7 million plus VAT; ask for confirmation of the current terms.
You can see Germasogeia Corporate Prime and request the floor plans here. If the space looks right, the buyer checklist will help you prepare the document review with your advisers.
Building details and the asking price come from the current property listing. Confirm them in writing and have your advisers review the documents before committing to a purchase.
