Comparing office buildings in Limassol

One Office Building, Several Agents: Which Details Should You Trust?

You save an office building to your shortlist, then find it on another website with a different description. Perhaps the area is smaller, the price is worded differently or the photographs show an earlier stage of construction. Before choosing who to contact, it helps to find out what each advert is actually describing.

One Office Building, Several Agents: Which Details Should You Trust?

First, check what is for sale

Similar photographs do not tell you whether an offer covers an entire building or only part of it. Ask for the property reference, location and floor plans. Get a clear answer about the floors, parking and other spaces included in the sale.

Germasogeia Corporate Prime is presented on Another Cyprus as a completed whole office building in Potamos Germasogeias. If you are comparing it with another listing, check that both offers cover the same property and the same purchase scope.

Different area figures need an explanation

One advert may show gross total area while another uses covered area. Both figures can appear on a property schedule, but they answer different questions. Ask what is included in each number before comparing prices per square metre.

Our listing states 1,934 m² gross total area. Request the breakdown by floor and ask which figures include common areas, verandas or roof space. Keep the schedule next to the plans. If two adverts still disagree, ask the contacts to explain the difference in writing.

Read the words next to the price

A price quoted plus VAT cannot be compared directly with one that says VAT included. Parking, equipment and buyer fees also need to be clear. Ask for a dated written offer showing the price, included items and any additional charges.

The asking price published on Another Cyprus is €8.7 million plus VAT. Confirm that it is still current when you enquire. If someone proposes a different purchase structure, let your legal and tax advisers review it before treating it as a saving.

Ask for current photographs, then visit

Older adverts can stay online after construction has finished. A render on one website and a photograph on another may describe the same building at different points in time. Ask when the images were taken and whether they show the property as it stands today.

The Germasogeia Corporate Prime gallery uses actual building photographs, and the property is marketed as completed. During the viewing, inspect the office floors, parking and roof garden. Ask which equipment is installed and which items are included in the handover.

A useful contact should make the answers easier to get

Pay attention to what happens after your enquiry. Do you receive the plans you asked for? Are questions about the area and price answered clearly? Can a viewing be arranged? Those answers will tell you more than another polished advert.

If you have seen conflicting details for this building, send us your questions and request the current plans. Keep the written answers together so your advisers can check the same information. Our buyer checklist covers the documents to request once you are ready to look more closely.

Advertisements are a starting point. Confirm the property details, included items and purchase terms in writing before making a commitment.
